Grnobl's team has constructed projects across the Western United States with a primary focus on Utah for decades. Grnobl focuses on projects with the following characteristics:
Grnobl banks raw land that is in the process of being entitled with any risk mitigated by use as a right and significant builder participation in the form of non refundable deposits and expenses.
Grnobl, through a separate SPE, purchases phases ready for construction and funds the construction of horizontal improvements serving in the capacity of developer.
Grnobl holds finished lots in exchange for monthly or quarterly option payments until scheduled take down dates occur. This enables the builder to keep lots off its balance sheet until the builder is ready to pull a building permit.

AJ is a co-founder of Grnobl Capital, L.C. d/b/a Grnobl Land Co. and has served as the sponsor and general partner of numerous successful real estate development projects over the past decade. He started his career finishing concrete and operating heavy equipment before working for seven years as an attorney at Ray, Quinney & Nebeker, P.C. where he was a member of the real estate and construction sections and served on the recruiting committee, and also worked as chief legal officer for a regional senior housing and healthcare company for over four years.
AJ received his law degree magna cum laude from the J. Reuben Clark Law School at Brigham Young University where he attended on a merit scholarship, served as lead note and comment editor of the law review, and was the two-time recipient of the J. Reuben Clark Award. He earned a bachelor’s degree in Civil Engineering from the University of Utah where he attended on a full tuition scholarship. AJ is currently the president of Mueller Park Baseball, Inc., a Utah 501(c)(3) non-profit that operates a little league baseball program in Bountiful, Utah. When he’s not developing lots for home builders, AJ enjoys golf, skiing, and spending time with his wife Adrienne and their five children.
As a Partner at Grnobl, Brock brings over 18 years of real estate development experience, driving innovative and impactful projects. With a Bachelor’s degree in Civil Engineering from the University of Utah and a Professional Engineer license, Brock’s strong technical background enhances his work as a developer.
Brock began his career in Land Development Engineering, where he gained deep expertise in site development and infrastructure. His focus soon shifted to full-stack real estate development, where he has led key initiatives in acquisition, entitlement, design, construction management, and strategic partnerships. Overseeing projects with a combined value of more than one billion dollars, he has been instrumental in shaping successful developments.
His career highlights include being recognized as one of Utah Business Magazine’s 40 Under 40, as well as serving as Managing Director of J. Fisher Companies, where he led the development of thousands of multifamily, single-family, and townhome units, along with a wide range of mixed-use, industrial, and commercial projects. Brock’s deep knowledge of entitlement and development processes, combined with his leadership skills, positions him as a key influencer in executing high-impact development opportunities.
Outside of work, Brock loves traveling, cheering on his kids at their sports games and hobbies, skiing/snowboarding, and mountain biking with his wife and their four children.
With over 15 years of experience in land development and engineering, Jaran Nicholls has earned a solid reputation in Utah’s homebuilding industry. Graduating with a Civil Engineering Degree from the University of Utah, he began his career working in various engineering roles at some of the most respected firms in Utah.
After gaining foundational experience in engineering, and earning his Professional Engineer certification, Jaran transitioned to Land Development Manager at Edge Homes. During his tenure, he helped the company increase its home building production from 200 to over 2,000 units annually. His expertise in collaborating with city councils, planning commissions, and engineering firms has been key to his success in developing some of the largest and most complex master-planned communities in fast growing and competitive markets.
Outside his professional life, Jaran enjoys skiing, mountain biking, and spending quality time with his wife and four children.
Before joining the Grnobl team, Sam honed his skills at Brighton Communities, where he played a pivotal role in a range of critical activities, including sourcing, underwriting, entitling, and orchestrating the management of both single-family and multi-family projects. His contributions were instrumental in Brighton Communities’ expansion into Utah County, establishing him as a key driver behind the company’s growth and success.
Sam also has a solid academic foundation having earned a Finance degree from Brigham Young University, with a focus on real estate. Currently, Sam holds the position of Director of Finance at Grnobl, where he spearheads the financial analysis for land banking initiatives. His keen financial insights and analytical prowess are pivotal in guiding land projects toward profitability and sustainable growth.
Outside of his professional pursuits, Sam leads a well-rounded life. He is an avid runner, an avid reader, and a passionate basketball enthusiast. Most importantly, he cherishes quality time with his wife and two children.
Jon brings 17 years of experience in various building types and over the past 5.5 years has focused on Urban projects in the Salt Lake area. In this time, he has pushed the envelope of good urban infill design on various townhome, commercial, and multi-family (apartment and condo) projects in Salt Lake City along the Wasatch front.
Jon focuses on modern design and pairs it with great attention to detail. This attention to detail renders fresh new projects to existing neighborhoods that compliments the existing urban fabric yet, provides a new modern look. He believes that every individual deserves the right to dwell in a well-designed space so therefore, good design should be the primary driver on every project regardless of scale, scope or budget. Grnobl is a founding owner of Element Design Collective, which is operated by Jon Gailbraith. Jon and the Grnobl team have worked on numerous projects across the State for various builders including Alchemy Development and Design, DR Horton, and Pulte Homes.
Jon has a Bachelor’s Degree in Architectural Studies and Masters of Architecture from the University of Utah, and a Certificate of Theory and Historic Preservation.
