The Joint Center for Housing Studies of Harvard University stated that "[t]he pandemic clearly demonstrated the fundamental importance of stable housing for basic well being" and in 2021 stated “[t]he supply of existing homes for sale has never been tighter.” To address this issue, Grnobl focuses most of its efforts to finance and develop work in process inventory for production homebuilders by developing residential lots. Notwithstanding the foregoing, Grnobl and its team have completed numerous projects including multifamily and senior housing developments, custom homes, retail/restaurant, as well as industrial and office projects.

In 2022 the Joint Center for Housing Studies of Harvard University stated that "[f]ewer existing homes were available for sale in January 2022 than at any point since the late 1990s."  To address this issue, Grnobl focuses most of its efforts on the finance and development of "just in time" residential lots for production homebuilders.
